1 - Rental
- Bookings are made of the hotel at the prices stated in the web pages. These prices are based on market conditions.

2 - Bookings
- Reservations can be made directly, by telephone or through special online process.

3 - Payments
- Through a special online process, or in ways previously agreed, guests pay a deposit of 20% of the total price of the stay. The payment of the balance must take place at start of the rental period.

4 - Confirmation
- The confirmation of the reservation is communicated to the guests in writing, after verification the receipt of the deposit. In the absence of confirmation, the reservation request is not valid.

5 - Insurance
- The holiday-maker, can directly provide to stipulate a policy for the civil responsibility.

6 - Arrival and departure
- Check-in/out: rooms and hotel services available from 01:00 p.m. of arrival day to 10:00 a.m. of departure day.

7 - Upon arrival
- On arrival the holiday-maker must present the payment receipt as his passport or identity card to the hotel to enable them to proceed with their registration in accordance with Italian legal requirements.

8 - Security deposit
- When the keys are handed over to the holiday-maker, the security deposit, as stipulated in the web pages must be paid, in cash and in EURO to the hotel. Such amount will be refunded at the end of the holiday less any deduction made for damage caused to the property or for any additional costs that were not included in the rental price. THE HOTEL CAN REFUSE ACCESS TO THE PROPERTY IF THE SECURITY DEPOSIT IS NOT HANDED OVER. Should the holiday-maker decide to leave the property prematurely the owner or his representative is authorised to refund the deposit to the holiday-maker by post (less any deductions for damages or any additional expenses) and only after having checked the inventory and the property in question. The Hotel declines all responsibility in the event of a dispute between the holiday-maker and the owner regarding the deposit.

9 - Number of Persons -Substitutions - Pets
- Only those persons whose name has been registered with the authorities may use the property. The number of persons (adults and children) must not exceed the number of sleeping places indicated in the web pages except in the case of infants (less than 2 years old) provided that the holiday-maker brings a travel cot and its relevant bed-linen. Any other exceptions are stated in the web pages. The substitution of persons during the rental period is forbidden unless previously agreed with the hotel. The holiday-maker is obliged to advise at the time of booking if he is bringing any pets with him and he should communicate numbers and size. Pets will be admitted alone if express the owner authorizes to you. It is compulsory for the holiday-maker to supervise his pet(s) within the communal areas of the accommodation.

10 - Alterations - Cancellation
- In linea con le norme europee e in mancanza di altri accordi, in caso di disdetta sotto data vi verranno addebitate le seguenti penali (% sul totale soggiorno):
- » entro 30 giorni dalla data di arrivo: 10%
- » da 29 a 15 giorni dalla data di arrivo: 30%
- » da 14 a 3 giorni dalla data di arrivo: 70%
- » da 2 giorni dalla data di arrivo: 90%
- » No-show (Mancata presentazione): 100%
- In linea con le norme europee e in mancanza di altri accordi, in caso di disdetta sotto data vi verranno addebitate le seguenti penali (% sul totale soggiorno):

11 - Responsibility
- Any dispute concerning the stay will be accepted at the direction of the hotel. For complaints received at the end of the stay will not be made any compensation. In any case, the owner will not be required to refund one penalty in excess of the agreed rental price.

12 - Law and Jurisdiction
- In the event of controversies arising from the booking and the rental, the Massa (MS) Law Court only can deal with the matter and Italian law only applies. By making the booking, this implies that General Conditions of Rental have been understood and have thereby been accepted without reserve and without exception. If any of the conditions of this contract have become invalid or were invalid or if in this contract there should be a gap, the other conditions cannot be contested.
